General
Yes! Knol Apartments is a pet-friendly community. We welcome cats and dogs, subject to our community pet policy, applicable breed restrictions, and a maximum of two pets per apartment. Service animals are welcome and are not subject to standard pet fees or restrictions applicable to household pets
Knol Apartments offers comfortable, unfurnished studio, one-bedroom, and two-bedroom apartment homes. Availability and pricing vary, so please contact our leasing team or view our available homes online for current options.
Tours & Applications
We offer both in-person and virtual tours. Appointments are welcome, and walk-ins are also accepted. Contact our leasing team to schedule a tour or stop by during office hours.
Applications can be completed online through our website or submitted in paper form. Our leasing team is available to help answer questions about the application process and required documentation.
Applicants are required to meet our current application criteria, including a minimum gross household income of 2.75 times the monthly rent. The application process includes screening of credit, criminal, rental, and employment history. A combination of screening results is used to determine the required security deposit. Complete application criteria are available online or may be requested from our leasing office. Qualified co-signers or guarantors must meet applicable requirements, including a minimum income of five times the monthly rent.
Yes. Residents are required to maintain renter's insurance with the minimum liability coverage specified in their lease and community requirements. Current insurance information must be maintained throughout residency.
Knol Apartments offers a variety of apartment sizes and lease options at different price points. Please contact our leasing team for current availability, pricing, and qualification requirements.
Yes. There is a $45 application fee for each applicant age 18 or older and a $250 administrative fee per household. Security deposits generally range from $500 up to one month's rent, with the required amount determined through the application screening process. First month's rent and the required security deposit are due at move-in. Certified funds are required for move-in funds.

Additional Fees and Payments
Water, sewer, and garbage are billed separately from the base rent but are included on the resident's monthly bill. These charges vary based on apartment size and occupancy rather than individual personal usage. Electricity is separately billed through Puget Sound Energy (PSE).
Residents can conveniently make rent payments through the online resident portal. Please contact the office for information about available payment options and requirements.
Additional charges may apply depending on your apartment and circumstances. Examples include utility charges, parking, reserved parking, pet rent, and applicable lease-related fees. Our leasing team can provide a complete breakdown of monthly charges before you move in.
After move-out, the apartment is inspected and the final account is processed in accordance with applicable Washington State requirements. Any applicable refund and/or move-out statement will be sent to the forwarding address provided by the resident.
Parking
Yes. On-site parking is available. Standard parking is $10 per month, while reserved parking is available for $35 per month. Electronic parking permits are used to help manage parking throughout the community.
Yes. Guest parking is available for visitors. Residents and guests are expected to follow all posted parking rules and community guidelines.
Knol Apartments does not currently offer on-site EV charging stations.
Pets
Yes. A one-time $250 refundable pet deposit and a one-time $250 non-refundable pet fee apply per pet. Monthly pet rent is $35 per pet. A maximum of two pets is permitted per apartment. Service animals are not subject to standard pet fees.
Amenities and Facilities
Community amenities include an outdoor swimming pool, fitness center, playground, BBQ area, on-site parking, pet area, and dog park. Amenities are subject to community rules, seasonal availability, and applicable operating hours.
Knol Apartments offers convenient on-site laundry facilities for studio apartment homes. One and two bedroom apartment homes come with in-unit washers and dryers.

Package delivery varies by carrier. Depending on the carrier and delivery method, packages may be delivered directly to the resident's apartment or may be accepted by the leasing office on behalf of residents. Residents are responsible for retrieving packages received by the office in a timely manner.

No. All Knol Apartments homes are unfurnished.
Maintenance requests can be submitted online, by phone, by email, or in person at the leasing office. For maintenance emergencies, residents should use the property's designated emergency maintenance contact.
Maintenance requests are prioritized according to the nature and urgency of the issue. Emergency maintenance concerns receive priority, while routine requests are addressed as promptly as possible based on urgency and availability.
Community Lifestyle
Yes! Knol Apartments periodically hosts resident events and community activities throughout the year. Events and activities vary, so residents are encouraged to watch for community announcements and invitations.
Yes. Community quiet hours are from 10:00 PM to 8:00 AM. Residents and guests are expected to be considerate of neighbors and avoid excessive noise during quiet hours.
Noise concerns should be reported to the leasing office. After-hours concerns may also be reported to the community's security patrol. Residents should provide as much information as possible so the concern can be appropriately addressed.
Knol Apartments is a smoke-free community inside apartment homes, patios, and balconies. Smoking is permitted only in designated areas of the parking lot away from the buildings. Residents and guests are expected to follow all posted smoking policies and community rules.
Location
Seattle-Tacoma International Airport (SEA) is the closest major airport to Knol Apartments. The community's East Hill Kent location also provides convenient access to major roadways connecting residents throughout the greater Puget Sound region.
Knol Apartments is conveniently located on Kent's East Hill, close to shopping, grocery stores, restaurants, parks, public transportation, and everyday services. Residents also enjoy convenient access to Kent Station, Downtown Kent, major roadways, and destinations throughout the greater Seattle-Tacoma area.
Knol Apartments is located within the Kent School District. School assignments are based on the resident's address and are subject to change. Residents should contact the Kent School District directly to confirm current school assignments.
Knol Apartments is conveniently located near public transportation options serving the Kent area. Residents have access to local bus service, with additional regional transportation connections available through Kent Station, including Sounder commuter rail service.
Current Leases & Residency
Residents will receive information from the leasing office regarding their upcoming lease renewal. Renewal documents are typically completed electronically. Residents with questions about renewal options or lease terms are encouraged to contact the leasing office.
Move-out notices must be provided in writing in accordance with applicable Washington State and King County requirements, as well as the terms of the resident's lease. Residents should contact the leasing office before submitting notice to confirm the requirements that apply to their specific lease.
Residents should provide the required written notice and coordinate their agreed move-out date with the leasing office. Before moving out, the apartment should be thoroughly cleaned and all keys and required property items should be returned on the agreed move-out date and/or by the end of the lease term. Any final utility balance must be paid at move-out. Residents must also provide a forwarding address so that the move-out statement and any applicable security deposit refund can be mailed.
Subleasing or transferring occupancy is subject to the terms of your lease and community policies. Residents should contact the leasing office before making any arrangements to sublease or allow another person to occupy their apartment.
If you need to end your lease before the scheduled expiration date, please contact the leasing office as soon as possible. Lease termination is subject to the terms of your lease and applicable law. When applicable under the lease, the early lease termination fee is two times the monthly rent plus any concessions provided during the lease term. Additional charges may apply based on the resident's account and lease obligations.
